GARDA Capital Group (ASX: GCM), Executive Chairman, Matthew Madsen talks about the GARDA Diversified Property Fund (ASX:GDF) 1H18 results, portfolio metrics and new developments.


GARDA Capital Group is a stapled structure consisting of a company and a unit trust. The Group’s purpose is to both operate and invest into property.

Value is considered to be the sum of the two parts:
- The value of the balance sheet
- Multiple of the NPAT generated by the operating business.

-Returns on capital invested are simply a measure of performance of those investments. GCM is strongly leveraged to the continuing growth of GDF.

-FY2018 distribution guidance reaffirmed at $0.09 per unit.

Full year payout ratio expected between 100 per cent to 105 per cent which is anticipated to normalise to the historic conservative levels as seen in FY16 (93.6 per cent) and FY17 (94.4 per cent) following completion of the three current acquisitions.

-Current trading price of $1.15, reflects a distribution yield of 7.8 per cent.
